MANAGEMENT AND RENTALS

The module allows property owners and managers to monitor all information related to managed or leased assets. It allows to keep records on the land and equipment management or lease, the services provided, contracts, land use, on management or rental revenue and the like. Database data are directly linked to display of premises and devices in drawings in a real time.

The module distinguishes four basic types of management activities:

  1. Property management
  2. Allocation to own departments
  3. Leases to foreign companies
  4. Energy and service supply

Other types of activities are freely definable by the user.

Module allows to solve especially:

  • Contractual relationships (on management performance, rental, energy and services supply, etc., monitoring the subject of the contract throughout the validity of the contractual relationship, invoicing, billing, etc.)
Areas, delivery points and equipment can be entered into contracting relationship by selecting free areas or unallocated delivery points and equipment within drawings or a database. For better orientation, free areas can be color-coded in drawings.
  • Automatic generation of documents – contracts, contract amendments, rental regulations and termination by means of user-defined templates and invoices (repayment plans, advance regulations, advance and regular invoices, billing).
  • All generated signed documents are stored in the central Chastie FM document repository (see Documents module) in PDF format – available for viewing out of this module simply by clicking on any IS object (which is in the contractual relationship) in the drawing or database.
  • Output reports can be provided in the form of table or text or by color classification in drawings.

Examples of text and table output reports:

  • Overview of contractual relationships
  • External monthly rent
  • Invoice book
  • Revenue plan
  • Monthly rent overview
  • Occupancy percentage of areas
  • Occupancy of parking lots

Examples of color classifications in drawings:

  • According to the rentability of the areas
  • Expiry of the notice period
  • According to the amount of budgeted costs
  • According to the budgeting method
  • According to tenants
  • Reservations
